Whats Better Than A New Home ? You Got It !

We took a family on the New Home tour last week in Stansbury Park. We saw some great product during the two hours we spent "kicking Tires".  We started off at Benson Mill Crossing, where Ivory homes is developing a wonderful neighborhood.  I think the Mom really liked the Town Homes, I know she liked the price.  Starting in the $140s who wouldn't? I thought I saw a spark of Interest at one of the $185 K Estate Homes, but it must have been a small spark cause they decided to move on over to Fieldstone and Richmond America Homes. (We decided not to visit Symphony Homes @ Shadybrook because the $300 thousand was out of the price range).

Like most families, they were amazed at the amount of square footage for the price you could get on a Fieldstone Home at Stansbury Place. (Big Home Small Price is more than just a slogan).  I was sure we were about to make an offer on the 2 story, 3 bedroom model. It fit the family, It fit the pocketbook and it had everything they had said they wanted. EXCEPT !!! No landscaping, no sprinkler system, no fence, no covered patio with a large concrete slab, no window coverings, and no shade trees.

Before I could say " I'm sure the builder would be willing to do some of these things",  Mom said, "I'd rather put the money we would need to pay for those things into a larger down payment on a slightly lived in home".

The story has a happy ending, and a large covered patio, and 2 shade trees in Stansbury Park. (and no PMI).

Like every good story there has to be a moral. The moral of this story is If everyone looked at home buying the way this  family did, the Industry would not have all these kinks to work out

I'm sure it's a local thing but our new homes come with landscaping around the house, mulched and grass in front and, in some areas, grass in back. 

They do NOT come with fences, covers on patios, any interior window treatments, fences, or shade trees unless the original wooded lot was retained.  Trees are usually saplings.  You'll have a shade tree in 25 years.

Homes built on what was pasture land are on open spaces.  There has been a severe reduction in the amount of "clear cutting" done by developers.
