2011 Brookville / Seminary Valley, Alexandria Market Report

Seminary Valley had a very good year for real estate sales with 22 homes reaching settlement, especially when compared to the 5 year average of 17.6 home sales per year. This is the highest number of sales in the past five years, driven by an increase in affordability and interest rates at or near historical lows. More importantly, average net sales prices have held very stable since the low reached in 2009.  The general trend of purchasing homes in close-in locations versus larger & newer homes in the ex-burbs that we’ve seen over the past 3-4 years appears to be getting even stronger.  This trend lends support to Brookville/Seminary Valley and should continue in the coming years.

The Brookville/Seminary Valley neighborhood is basically bounded by Van Dorn St to the West, Holmes Run Parkway to the South, Latham St to the East, and Polk Ave to the North. Most homes here were built from the mid-1950's to the early 1960's and the common architectural styles are split levels, raised ramblers, and cape cods. Polk Elementary school, a well rated school within the Alexandria City Public School system, is located on Polk Ave and provides a great place for my 3 year to burn off his energy.  Some of the advantages of this neighborhood are the proximity to I-395, the new Mark Center building, Holmes Run Park with its green space & bike path, and the Fox Chase shopping center with Harris Teeter.
