Leave your oversized furniture in small rooms.

Leave that gaudy wallpaper.

Leave the dog during showings.

Leave a tenant.

Leave in that green shag carpet.

Smoke like a chimney.

Leave a smell....cat, dog, urine, etc.

Leave that room painted black.

Add the commission of top of the price you have to have.

Add a 24hr showing notice.

Leave deferred maintenance for the next guy.

Leave dog doo all over the yard.

Leave a bunch of clutter.

Add the price of all the improvements you have done to the home on top of the price paid when you paid for it.

Refuse to have a sign in the yard.

Refuse to have open houses.
-
Refuse to keep your home clean.

Refuse to fix small things found in homeowners inspection.

Turn off utilities and have no heat.

A foot and a half of snow on the sidewalk is okay.

Get a REALTOR who knows nothing about the internet.
If you do five or more of these steps I can almost guarantee that you either will NOT sell your home or you will do it at a steep discount! So the moral of the story is your home must be clean and maintained inside and out, updated, and with appropriate furnishings to get top dollar. Leaving other annoying things like tenants and dogs are also not going to hasten your way to the closing table either. If you do not allow your listing agent to do their job through signs, open houses and internet exposure you are slowing yourself even more. Your home must be accessible to be looked at asap and with a clean walk path or it may just get passed by. And last and most importantly please understand people are looking at price more then ever now. They will look at every last house in their price range and pick the best of the bunch. If you are overpriced you are just helping sell the houses that are not! There are a lot of fish in the sea and it is not only your REALTOR's job to sell your home it is yours to help in as well.
