I Feel I've Been Left At The Altar | Hopefully I Find A Suitor Soon

After being courted for  3 months, being assured everything was going fine, the day of closing on a Springfield Missouri short sale, the 2528 N Rogers, Springfield, Mobuyer's decided not to close........yes, they got cold feet and didn't close.  I feel like I've been left at the altar.

The home has 3 bedrooms and two baths, with an attached 2 car garage and detached workshop and covered patio.

Even the buyer's lender completed all the paperwork.  All inspections were completed, with no repairs required....on a short sale the home is sold in AS IS condition anyway.  Even the buyer's appraisal came in $15000 higher than the contract price. 

A few days before closing, the buyers quit returning calls.  The buyer's agent could not reach them.  The lender could not make contact.  Not a good sign.

Short sales are hard enough to get approved, but I've never had a buyer walk the day of closing on a Springfield Short Sale.  Unfortunately, our MLS requires the home show "Pending Short Sale" which slows any other buyer from making an offer.  I would rather pay the MLS penalty, than allow my sellers the chance of a backup offer.

I do believe my attorney will have a good time with this one.   I feel I've been left at the altar, but hopefully I will find a new suitor soon, before the home goes to foreclosure.

I was left at the alter to christmas with a short sale of mine at Xmas. You will sell this house quick, don't aorry about it. You are an excellent agent. Go Giants.....

I can't believe how a seller or buyer can back out last minute....I had a seller decide not to sell the day of closing...buyer had already signed and was en-route from another state with a loaded u-haul.....The things that make our jobs exciting.

Hi Kay....Not all is as it seems. I had one last year, the seller was making misleading statements and the Buyer said I'm walking, The Seller agreed. In this case it worked out okay, I sold my Buyer another property.

Won't you like to send the Buyer a Bill for your time!

Peggy, my seller is so upset.  Waiting for months and having the buyer just walk away......no respect.  What next?

Sherry, I wonder if the buyers and sellers listen when we explain the contracts.  Our contract states the seller can sue up to 10% of the sales price.....not easy to walk away from.

Fred, I'd love to send the buyer a bill.  Shame, only the seller gets to foot the bill....in this case, the bank.  The buyer gets off scott free, unless I pay for the attorney fees, which I'm tempted to do.

They certainly can say goodbye to their earnest money. I can't understand why you would walk away from such a good deal though, unless there was something else we just don't know going on in their life.

Kay:  O my.... I can't understand how a buyer can go through all the "pitfalls, waiting and frustrations" that a short sale has to offer only to walk away at closing.  I feel for your sellers and hope they make the right choice as to how this one plays out.  Good luck finding the PERFECT BUYER for this home.
