Maura, it is great to sell it before you list it...am i correct in understanding that you have sold 5 homes in CCoS that way this year?  That is quite a feat.  Do you let the sellers know in advance that you may have a buyer?  How do you manage this with FMLS and not putting it in the system within 48 hours of listing it?  Do you reduce your commission if you sell it yourself?  What are seller's in CCoS disclosing about the financial status of the golf club and the potential liability for buyers.  Inquiring minds want to know ;->

Great sales job!  That is really awesome and you are delivering on what sellers want...someone to sell their home, not just stick a sign in the yard and put it in MLS.  How are you attracting the buyers specifically for CCos, that seems to be the tricky thing.

Hi, Kevin!

Yes! We sold 5 homes in CCoS this year without even listing them. Basically, we have to get teh "Authorization to Show Unlisted Property" form signed by the seller -- we technically do not "list" them. What has happened in almost all of the cases is, we've gone on the listing appointment and while the seller is doing the final preparation to list their home, we hear from another agent that they have a buyer who may fit this home. So we tell them about it and get permission from the seller to show it.

We don't have the buyers - there's always a co-op agent involved. It's tough, I think, in Atlanta's market to bring the buyers into your own listing. I know some agents do it really well, but what I think we really excel at is the marketing, so that other agents want to show our listings.

Maura, I understand what you are saying, but it doesn't quite make sense to me.  

How do the other agents with the buyers know the house is available if it is not listed in the MLS?  Typically, i've used the "Authorization to Show unlisted property" to show a house when i have a buyer and the house is FSBO and i want to make sure my commission is going to be protected.  In this case, you don't have the buyer, the co-op agent does.

Is what you're saying that you start marketing the property through channels other than the MLS before you get a signed listing agreement?

Technically I don't think you really sold your own listings in this case but you did sell it without listing them - at least in the MLS.  Do I have it right?

Hi, Kevin!

The agents who have brought the buyers to these listings had either co-opped with us before, or knew that Pam lives here in the neighborhood and may know of people who were just thinking about selling or preparing to sell but were not quite ready yet. We definitely do not market the property before putting it in the MLS. However, if an agent comes to us and needs - for example - a 5 BR/5 BA home on a full finished basement on the golf course, and we know of a home that fits that description, we will call the potential seller and ask them if they are indeed ready to show. The seller would have already contacted us previously for a listing appointment and said that they weren't quite ready to list. So we know that they want to sell, but have repairs or cosmetic adjustments to make before it can be formally put on the market. They have told us that they plan to list with us, when the time is right.

It becomes our listing, as we represent the seller, but it is never formally listed.

Does that make sense?

We would never try to just get out of putting it in the MLS - we would get no exposure that way. But if an agent comes to us because Pam is really the resident expert in the community, and we have a property that fits that agent's needs, we will certainly do what we can to make it work for all parties.

I don't think there really is a secret, at least not that we know of. If you see my two responses to Kevin (above), you'll see how it worked out for us, but it's not something that we necessarily try to do. It just happens through our networking and connections with other agents.
