How do you market to sellers to direct them to call “YOU” for a Free Market Analysis of their property?  Due to the cost of direct mail marketing, many agents have eliminated that method of marketing.  It is expensive, even though it DOES work.

I market an offer of a Free Market Analysis online.  I post charts of our office production in various towns; production charts are posted when a team member ranks highly for listings taken in a town; charts of our team’s production are posted online, and in every post there is an offer for a “Free Market Analysis.” 

The keywords that are used might be: “free market analysis franklin ma” or whatever town I’m referencing.  When potential sellers are not familiar with a real estate agent their search for one will start online.  I’ve received many listing calls because of my online marketing to sellers. 

If you want to promote yourself as a listing agent in your area, start that process online and compliment it with postcards and/or other print advertising.  There should be many posts written on this topic.  I write them periodically and include links to our website or other posts that display my Free Market Analysis postcards. 

A simple post will go a long way, especially if you have the majority of titles on the first page of a Google search for many keywords that a potential seller might use to find you.  Think about how powerful that is!!!

Hi Barbara, marketing online has changed considerably and the a couple months ago Google changed their Algorithms to incorporate more local results based on where the person was searching from.  Now relevant content and location are very key.  Nice reminder to use mixed media forms.

Gary.....using the Internet to search for new potential sellers has been very successful for my team....all of our listings outside of Franklin, for sure, are coming from the Internet....my postcards to franklin homes are responsible for most of our franklin listings.

I have even mailed a CMA to an elderly couple after going to see the home in person.  They didn't have Internet, didn't understand or hear over the phone and wanted a copy via the mail of the CMA sent.  I got the listing and sold their home.  It all worked out proof extra effort is worth it... well most of the time :)

Good Morning, Barbara. This is some excellent advice to increase one's presence as a "Listing Expert". I haven't tried that Free Market Analysis post card, but I love the idea and will give it a try.

Jerry......  it's a postcard that's worked for me for decades..... If you keep it simple, it works....if you jamb it with words, it doesn't work....it gets thrown away and they call someone else.

Michele....the more you do it, the BETTER it will work....you'll have the majority of the titles on the page for free market analysis in your town and state..... they'll call you.
