Just last week we helped a new client get out of their contract which they purchased from a for sale by owner. The seller convinced them they did not representation. Long story short the comps showed they were paying $50,000 to much.  We just sold them a home and they said this is a better deal, ect and never again would they try to do anything without a realtor. They thought they were saving money and in the end purchased a home $100,000 less and is a better value and a better home for them.
