I just read a post written by Greg Nino titled “Inside Flyers...... Do They Do Any Good For The Seller? “ and since my team and I are listing agents, I thought I’d share my opinion on this topic. We always prepare a four page interior flyer that is displayed in a brochure holder on a counter or table for the buyer and buyer agent to take for future reference.
There is a value to an inside flyer when prepared properly and for the right reason. The flyer has 20+ photos of the interior of the home and a brief narrative about the property printed on quality stock. There are many buyers who are viewing multiple properties and to have a brochure in hand to reference when they’re at house #6 and our listing was #2 on the list is helpful.
Yes, our contact information is in the brochure because one never knows when a phone call needs to be made for another showing “that day.” Our brochures are professionally printed; in full color and there are four pages of information.
Our sellers appreciate the attention to detail; agents always take them and they do refer to them after they’ve left the property; and buyers appreciate the brochure that evening. The properties that provide brochures are in the forefront of the buyer’s mind, and that’s where I want all of our listings to be.
I spend a significant amount of money on the four page brochure for the interior of a resale home; a single sheet for the outside brochure box of the resale home; and an eight page brochure for our new construction communities. There is a need and a purpose for our printed material, and I promote other agents in the office to follow suit. Our purpose is not to "lure" a buyer agent's client!! Buyer agent, we want YOU to work with your client. We'll market our listing. The brochure is to promote our listing and assist the buyer and his/her buyer's agent to remember our listing.
