Homes not able to be shownMr. and Mrs. Seller if you are going to all the work to list your house with a Realtor it is extremely important that you go to the extra work of accepting showings when they are called in.  I recently had out of town buyers in for one day only.  They gave me a list of 10 homes that they wanted to see.  I made my appointments through a showing service with a four hour notice to the seller's.  These were being shown on a Monday in the afternoon.  Out of the 10 homes I tried to schedule four sellers declined our showing. 

Out of the four sellers that declined one of them gave me a legitimate reason; they were taking their house off of the market.  I can understand that things change and better they cancel than my clients fall in love with a house that is no longer on the market.  Since these were out of town buyers I decided to call the rest of the agents directly to see if they could talk their clients in to letting me show the homes. 

The first reason given for the showing being declined was that the photographer was going to be there taking pictures.  I think the agent must have had a heart to heart talk with their seller. This was a new listing and the agent quickly called me back and said yes her clients would be happy for us to see the home.  The photographer was still there when we arrived but it was no big deal it was easy for us to stay out of his way.

The second agent did not have as good of news.  His client's 20 year old has moved home with a dog and for some reason his client does not think the home can be shown when the 20 year old is at home.  I was told I could show it the next evening after 5:00.  Mind you this was an out of town buyer; they are looking tRealtor marketing home for saleo buy a home in a limited amount of time and were not even going to be here the next day.  The agent was very apologetic and told me he wasn't sure why his clients even had their home on the market.

I really don't know why the third home was declined.  I left a message for the agent but never heard back on that one.

As your Realtor we go to a lot of work to market your home and it is extremely frustrating to receive the email from the showing service that the appointment has been declined by the seller.  Even though our Northwest Houston market has not been affected by the economy as much as many other areas of the United States, we still have a lot of houses on the market and not as many buyers are able to get financing as in previous years. 

These three homes could have been the one my clients loved but as they are not able to look at them these three sellers may have missed out on selling their home.  Long story short if you want to get your home sold there may be times when you need to show it even though the timing is inconvenient for you.

Joan, I even called the agents and told them it was an out of town buyer relocating here.  You are right AMAZING!

Kelly, Next is right!  There are a lot of homes on the market right now, even with pools.

Jonathon, I had an out of town buyer recently who was trying to talk me in to choosing her house for her.  I told her she had to come in to town and look .  After looking she was very glad she didn't go by the pictures.  In her case some of the pictures made the houses look better than they really were.

Linda, I really don't know that 24 hours would have made any difference.  I know it would not with the 20 year old that was there.  The agent never got back with me on the other one so who knows on that one.  I'm still amazed that the agent NEVER called me back.

Christina, I was frustrated by it; which is what led me to write the post.

I agree it is very frustrating to get refused a showing. A little while ago I had made a short notice appointment through the listing agent. When we arrived, the seller told me I was 5 minutes early and she wasn't ready and needed 20 minutes. I told her no problem, we had another house nearby to see so we could come back in half an hour. She said great.

When we arrived back 1/2 hour later, she said we couldn't come in and asked us to just leave.

It can be very frustrating, but you can do much about it. I guess that is just part of this business. Hopefully they liked one of the other homes you showed them.

I always love when someone poops on a showing, and then wonders why there aren't any showings.  I was talking with an agent that really wanted to get showings in a certain property... tried to get buyers in three times... turned down all three times by the seller.

If more Realtors had that "talk" as forementioned, these episodes would be fewer and farther between.  I always make a point of telling Sellers (upon taking a listing, that should an agent end up knocking at their front door, without a previous phone call......that probably means the agent has prospective buyers in the car that were interested in seeng their home, (just by the outside appearance), and those could very well be the future Buyers of their home!  Sellers just need to make their homes available, insist on business cards, and call the listing agnt if there are any doubts.  Hey folks....we're a TEAM, right?

It is always frustrating after you have planned your showing times and then call for the appointments only t find out that there are no more showings. The listings are never updated in the MLS and so you have to either find other properties or try to reschedule all the other ones now that these homes are no longer available. If all the agents cooperate and educate the sellers and also update the MLS as soonas the home is no longer available, we would all benefit.

I have run into the problem recently of a few home owners who seemed to think this was still a sellers market.  No we are not allowing a lock box, we will be their after 6 pm, hmmm it is dark by 5pm most buyers prefer to see a home in the daylight and on top of that we were planning on being their about noon not 6 hours later.  6 hours later I will be with another client or home having dinner with my family.

Kevin, maybe we should make that phrase a part of the listing agreement.  It would sure save a lot of grief for the buyers agent.

Jean, 60% with special instructions.  Do these sellers not realize the market has turned?

Robert, you are right it is hard to sell a property when you can't show it.

Kathleen, what you do recommend on the dog issue?  That has been a hard one to overcome; especially when it is their baby.

David and Lisa, it is amazing.  I had it happen again today; I was told that it was not a good day to show the home.

Chelle, I have done the same; especially when there are a lot of home.  My out of town buyers wanted a pool and so the listings were a little more limited which made it very frustrating.

Donald, they can sure make it frustrating trying to show their homes, it happened to me again today.

Kathy, that is so hard when they really don't want to sell but hopefully they will realize that to sell is better than to be foreclosed upon and will start co-operating.

Bob and Carolin, silly is a good term for it.  Like you said especially in this market.

George, the first time I had to fire a client I was so stressed but it is getting easier with time.  Especially when I figure out how much time I am wasting when they are not co-operating.

Anthony,  It is so frustrating to do all the marketing we do and then the seller does not let it be shown.  Personally I have started letting the listings go when they get out of hand and I breathe a huge sigh of relief when I walk away.  I have always been a bigger buyer's agent than listing agent so I think that makes it easier for me to do it.

Jeff, I would be furious if they had me come back and then did not let us in.  I hoped you tattled to the listing agent.

Johnnie, I usually call the listing agent when it happens.  I think they should at least be made aware that their clients are making the house difficult to show.

Lane, all the work we go to marketing the house and then to have it turned down by the seller three times, that is just not right.

Joni, I wish all agents would have that little talk with their clients. They could even do it when they get the notice that the showing was declined by the seller.  ANYTIME I get that notice I call my clients to see what the deal is. 

James, our are is very spread out and it drives me NUTS when people do that.  I could be clear across town by the time they are wanting to let us in.

Sometimes these sellers do not hear you until...it is too late...and their home does not sell. Then , they ask... why? Limit showings, limit sales...it is that simple.

Marchel, it's amazing you had that many decline showings. What is the point of putting a house on the market if you can't walk inside? Amazing. One house I tried to view four times and the baby was always sleeping or sick. A nonchalant attitude toward availability for showing will not lead to a sale.

You are just so apt to not bother circling around and trying to show it again. Who has time?

Gary, I was amazed also and our market is okay but not as good as it was so it seems you would want every showing.  I actually just had this happen again this last Sunday with different buyers.  One home in particular required a one hour notice; however it took 3 hours for the real estate agency to get in contact with the sellers and then they still required the one hour.  My clients have sold their house and really wanted to see this house so we had to do some back tracking to see it.  As it turns out this is the home we are writing on.  In this case the sellers were fortunate that we were persistent.

I have struggled with this as well.  I had one house a buyer really wanted to see and I had to call the agent for almost 2 weeks before I got a response.  Sometimes when I do get the agent their sellers are uncooperative.  If you want it to sell you have to make it available!

Flexible sellers is a must, I can not believe how many cases I have had that they do not care to show it sometimes, they want to sell right? so then please do the effort to at least show it when you have propects interested on the home. awesome post :)

Rita, isnt' it amazing when it takes so much work to show a house.  It seems like an injustice to the seller.

Ray, I can't agree more.  I have sold quite a few homes myself, windex bottle in hand and ready to leave at a moments notice.
