Welcome to the January 2012 Dunn Loring Village Real Estate Report.
Stop in monthly for up to date figures on home sales in Dunn Loring Village... an affordable and convenient town house neighborhood 20 minutes walk from the Dunn Loring Metro Station.
There are NO homes currently on the market or under contract as of today January 17, 2012. This is rare.
I find this to be an indication of how tight the Northern Virginia market is.
Inventory of homes is very low and correctly priced homes that are in good shape are selling quickly.
Especially close in to the city or near a metro line....and under $450k.
The following report shows those 6 homes that have sold in the last 6 months.
Homes sold in Dunn Loring Village
The average # of "Days on Market" of these homes was 31 with the median set at 12, which is way ahead of the zip code average as you can see on the graph below. That is moving no?
Property has been selling fast because of the virtues mentioned in this post... convenience and affordability.
"Days on market" means the number of days it took to get a viable contract from the date the property went on the market. It is not the number of days from list date until settlement.
Dunn Loring Village is served by the following schools, with links embedded:
Fairhill Elementary
Jackson Middle
Falls Church High
Always double check the Fairfax County School Locater websiteby entering in the address of any home you plan to purchase.
School boundaries change and 3rd party on line school info is not always up to date or accurate. A follow up email or phone call to the school would also be advisable.
If you are planning to relocate to the Northern Virginia suburbs of Washington DC make sure that you check out Dunn Loring Village AND the rest of Vienna Virginia....a place you've never heard of...
....yes it is one of those best kept secrets. Located just 15 miles outside Washington DC on Metro's Orange Line, Vienna still has a small town feel without the center-less, soul-less mass tract home funk.
Straddling Tysons Corner (the biggest shopping area in the state and the 12th largest business district in the US) you could go out to eat every night for six months and not hit the same place twice.
Vienna was ranked #4 best place to live by Money Magazine in 2005 partly because of the never ending job opportunities abounding in and around our area.
Located in the second highest median family income county in the country (Fairfax) and just 12 miles from the Route 28/ Dulles Airport high tech corridor, you could change jobs every day for the rest of your mortal existence and still not scratch the surface.
If you are considering selling your Northern VA home in the months ahead, we would appreciate the opportunity to interview for the job.
For some tips on how to choose a real estate agent check out this short informal video: Choosing a Realtor.

Also please feel free to set up your own automatic home search at http://JanandSteve.listingbook.com.
