Today, we are going to pick up where we last left off .  If you haven't had a chance to read the Introduction to my new Blogeries: The Godfather teaches you how to make an offer the seller can't refuse, then you might want to check it out  (That wasn't a suggestion!). 

Writing an offer that the seller can't refuse actually begins way before you even write the offer

In fact, it should start before you even view the first home on your list.

Let me go to the God Father to show you what I mean:

Michael Corleone asks a very important question when he is speaking to Moe Green about purchasing the Casino's in Vegas from him.  This is what he asked:

Michael: My credit good enough to buy you out?


Explanation:  Michael Corleone doesn't know if his credit is or isn't good enough to buy the casino from Moe. 
He asked a question.  He didn't demonstrate a fact.   

Why doesn't Michael know?  Michael doesn't know because he has only pre-qualified with a lender over the phone for his Casino loan and doesn't have real buying power.


 Michael has put himself in a very bad negotiating position by not knowing the difference between getting pre-qualified and having true buying power and it is going to make the Seller (Moe) very upset.  But, we will get to that in a minute...


Getting pre-qualified over the phone or online is so easy that even Luca Brazi could do it.  A pre-qualified buyer only has an idea of how much they might be able to borrow


However, none of the actual information has been verified.  Most pre-qualification letters that I've seen (and I've seen hundreds of them) usually have this little disclaimer thrown in there somewhere, "that Mr. & Mrs. Home Buyer are LIKELY to be approved for a mortgage"



 This is why Moe Green gets very upset and replies back to Michael in this manner:

Moe:  BUY ME OUT????!!!!!!!!!!

Translation:  This pre-qualification letter isn't worth the paper that it is printed on.  How can I take you seriously?  "likely to be approved"????   You are asking me to take my casino off the market, where other casino buyers can't look at because you are likely to be approved for your casino purchase? 

I THINK NOT!!!!!

Well said, it definately should start before the first showing. Not hard to do, you just tell them. I need you pre-approved with one of my lenders, pick 3 before we get in the car.

I'm not gonna go into specifics but I've found that 2 very "noble" professions that make lots of money often have the worse credit scores, they pay their bills when they are ready.  Not a minute before.  However, they usually have a good chunk of cash to bring to the table that makes up for it.

I love the way you are using the godfather (one of my all time favorites) to get the point out there. You definitely touched on some of the differences that there are. I've seen some interesting "approvals" I prefer to get all of my clients information before I send out any letters with my signature on them.

JESSICA:  This is great advice in a fun format.  I'm ashamed to say that I've dealt with some recently that haven't gone through the full process and a lot of time was wasted.  We all need to get out of the mindset that buyers will qualify for something from someone.  That was the case about 6 months ago, but it's not now.  The banks are actually requiring that the buyer be qualified now.  They even want them to put some  of their own money down.  What a concept!  Thanks for the reminder, Jessica.

We all have...and we can't keep doing it the way we did it in the past.  Lenders are getting downright picky about stuff.  People that I know would have qualified before...can't get financed for a toaster!

Very nice! I think, however, Michael C was always in the driver's seat.

After Moe scoffs at his question, Michael follows with "your casino loses money"

Michael is prepared and knows the real value of the mismanaged asset

Moe responds by calling him a guinea.

Now Michael has the moral high ground and Moe has probably violated the fair housing act.

Michael leaves with a directive to Moe - "Think about a price"

The deal is already done irrespective of Michael knowing his credit.

Michael doesn't know his credit because he doesn't need to.

While Michael doesn't need to know his credit, Jessica is right unless you are prepared to strong arm the seller, you need to know!
