Home buyers have been getting mixed signals about the housing market,
which is causing some of them to hesitate.

Is it jobs? NO

Is it due to lack of income or wealth? NO

Is it due to higher home prices? NO

Is it due to higher mortgage rates? NO

What's the explanation then? The primary reason seems to be a lack of confidence. Constant reminders in the national media has eaten into the buyer confidence.

The latest S&P/Case-Shiller home price statistics for 20 of the nation's largest metro markets showed a 4.4 percent year-over-year decline, a closer examination of the data reveal that on average, these same markets appreciated in value by more than 50 percent over the past five years.

"It's important to keep things in perspective," said Brian Catalde, president of the National Association of Home Builders." "The current housing price correction is most pronounced in the once super-heated markets in California, Nevada, Florida and Arizona."

West Virginia is not among these"micro bubbles" and does not see double digit appreciation rates. Our job market has increased, the interest rates are great and our housing market is stable. Homeownership as a long-term investment has a track record that is virtually unmatched by any other purchase in terms of its real benefits. Consumers should avoid making decision based on what they hear about the national market because all real estate is local and is not an indicator of what is going on in our local marketplace.
