This is the Windsor CO Real Estate Market Report for January 2012:
December Property Sales were 39, down 7.1% from 42 in December of 2010 and 2.6% higher than the 38 sales last month. December 2011 sales were at a mid level compared to December of 2010 and 2009. December year-to-date sales sales of 500 are running 12.4% ahead of last year's year-to-date sales of 445.
The Median Sales Price in December was $279,828, up 13.1% from $247,450 in December of 2010 and up 7.0% from $261,500 last month. The Average Sales Price in December was $285,945, up 2.5% from $278,901 in December of 2010 and down 7.9% from $310,359 last month. The December 2011 Average Sales Price was at a mid range compared to December of 2010 and 2009.
The Total Inventory of Properties available for sale in Windsor CO as of December was 253, up 2.8% from 246 last month and down 5.6% from 268 in December of last year. December 2011 Inventory was at its lowest level compared with December of 2010 and 2009. The Average Days On Market for December was 88, up 33.3% from 66 days last month and up 27.5% from 69 days in December of last year. The December 2011 Average Days On Market was at a mid level compared with December of 2010 and 2009.
The Windsor CO real estate market is starting to show some signs of improvement - prices are now trending upward, sales are up from last year, the seasonal slowdown we started to see last month didn't manifest in December, and inventories are mostly stable. Ready buyers wanting to take advantage of attractive prices and very low interest rates will continue to find many great opportunities to choose from.
