Larimer County CO January 2012 Real Estate Sales

December Property Sales were 347, up 2.1% from 340 in December of 2010 and 1.8% higher than the 341 sales last month. December 2011 sales were at their highest level compared to December of 2010 and 2009. December year-to-date sales of 4,769 are running 1.5% ahead of last year's year-to-date sales of 4,697.

Larimer County CO January 2012 Real Estate Prices

The Median Sales Price in December was $212,500, down 1.2% from $215,000 in December of 2010 and down 6.6% from $227,500 last month. The Average Sales Price in December was $253,462, down 4.4% from $265,184 in December of 2010 and down 9.3% from $279,591 last month. The December 2011 Average Sales Price was at the lowest level compared to December of 2010 and 2009.

Larimer County CO January 2012 Real Estate Inventory

The Total Inventory of Properties available for sale in Larimer County CO as of December was 2,194, down 2.2% from 2,244 last month and down 11.4% from 2,476 in December of last year. December 2011 Inventory was at its lowest level compared with December of 2010 and 2009. The Average Days On Market for December was 100, up 8.7% from 92 days last month and down 2.0% from 102 days in December of last year. The December 2011 Average Days On Market was at its lowest level compared with December of 2010 and 2009.

Market data for Larimer County CO gives us a good read on the area, since it is a composite of several different smaller markets. Larimer County continues to show signs of improvement in sales activity, while prices are continuing a downward trend. Lower levels of inventory are most likely due to seasonal effects. However, in relative terms, overall activity is still slow, and stronger signs of recovery will still depend on improvement in the regional and national economies. However, with attractive prices, good inventory and low interest rates, it is still a favorable market for buyers looking for good opportunities.
