I have been in the business for several years and have tried several lead companies. I can't quite find any that really work, although agents tell me they are making sales from these generated leads.

I am starting to think this just might be a waste of time. The leads that are generated are 95% waste of time and I don't need any practice. They are also very expensive.

I am not looking for any of you to give up any of your secrets, just wondering if any body else has been scammed by the promise of prospective leads.

I am going to start to practice what I preach and spend 110% of my time on referral business. Seems thats the only thing that has ever worked for me! I have always got very good clientele this way, quality clients thats the goal here.

You don't need lead companies.  You have ActiveRain which is better than any lead generation scheme you may be paying for.

I have used several, and agree with Jason. I have been scammed, and know which ones to stay far away from. BUT... I also have 2 companies that I use that have been a good balance for me. One is my website company and the other is a source I buy 5 verified leads a month from.

Both of these sources have helped me grow my database. Referral business is best, but I like the extra balance I get.

Good question -- every time this topic comes up we hear about the ones that don't work.  It would be great if someone would tell us which companies do work.  I think the fees charged are outrageous, however!

I used HouseValues and JustListed when I was new... they sucked.  Find ways to get your own prospects and you will own your business.

You are exactly right internet leads are 95% a waste of time and money. And it would seem the other 5% are pure gold.  The problem is you dont know which 5 out of a hundred are worthwhile so you need to work them all.

Actually 5% is better than I would expect. My goal is to close 1/30 leads but 1/50 is acceptable. Last year I received about 80  leads per month and closed 25 sides. Thats 1:40.

You must call as soon as you receive the lead. As soon as someone registers on the website the lead is sent to my Top Producer account and I get a text message on my cell phone. and I call right back

Its my brokers website  and he promotes it. Rather than paying for the leads upfront I pay on the back end through a reduced commission. But if I had to pay upfront I would think $30 to 50 dollars for an internet lead with a valid phone number would be about right. 50 per month at $50 each would cost $2500. If I got 2 $150000 sales my commission would be $9000 at a 70% payout thats $6300 less the lead cost leaves $3800 income.

Being on the mortgage side of the industry I would think that leads on our end are different than those leads bought by Real Estate Agents. Either way, a lot of companies simply "sell you" and you walk away with (1) closed transaction, if that, and having paid a premium. 

It's tough at first but I think the best thing anyone could ever do is organize their database...a complete overhaul and start networking with that sphere!

As far as what's worked for me...before Active Rain and my internet marketing, door-to-door was a slam dunk for me. People in my neighborhood know me and fortunately like me...I think. I've closed several deals that way. But I didn't go for the hard sell...I was simply me :)  Hello's and how can I help you? You know...letting people know that you're there and you're genuine.

A sure way to tell if the company calling you with "QUALIFIED LEADS" is real is ask them "If the lead is so good, I will pay you double what you are asking for when the deal closes! They will always say "Oh, that isn't how we do business" Then just hang up, because their "QUALIFIED LEAD" means that the person can breath and that is all the qualifying that has been done.

Save your money and don't feed these machines!
