Don’t you have those transactions that just seem like they are so HARD? Nothing seems to go smoothly, everyone’s at odds with each step of the transaction or each other and it feels like you are forcing it to happen.

 

When I have this type of transaction, my gut says, this isn’t going to close. And most of the time, I’m right. You can jump through every hoop, cajole, plead, and possibly put yourself and your clients through HELL and it all STILL falls apart.

 

Sometimes, you just have to give your clients permission to walk away. Whether it is by asking them questions, guiding them to say no or simply stating that there will be a better home, better property, better DEAL and let’s ALL WALK AWAY…helping them make that kind of decision can actually work out really well in the long run. In doing this and listening to your instincts, it can ease the stress, because then you are not trying to push, not trying to fit that square peg in the round hole. You can survive without too much angst and hopefully maintain them as a client for that next (and potentially easier) transaction.

P.S. And sometimes when you walk away from the transaction, you can come back to it after taking a break, resurrect it, and bring it to closing--that's happened, too!

Hi kiddo - hope you're not talking from recent experience here, if so, you're right, it may come back bigger and better.

Do you have snow at the lake? We did/do, but the rain is falling and it's now a slushy mess. I'm standing by to see if I can make it to an afternoon inspection - I have the little car today and it's not made for these conditions.

GF - while not a Realtor I work with them all the time and it amazes me all the entanglements that can go on with the sale of a home. I don't think non-Realtors know just how hard your job is and that most deals have something that goes wrong. It's just a matter of knowing when enough is enough!

How true your observation is.  We apply it to everything we do, if getting on the freeway to go somewhere becomes trafficked up, we turn back.  Invariably, we find that there was an enormous crash or some other insane thing occurred.  One time, we came back home after an errand and we were ready to go back to do something else.  As we opened the garage door, all three cats were sitting in front of the garage, and were immovable.  Usually the sound of the engine scatters them, but not this time.  Ron and I sat on the steps and gave up.  The phone rang, and we would have missed a super important phone call...after the phone call ended our felines were off to exploring their usual haunts.  When we find ourselves pushing something into happening, we back off.  A

Good evening, everyone who stopped by! After writing this our little world blew up at Fishhawk Lake! No power, no phone, no nothin'....'cept snow, wet snow and lots of it. Flood-like conditions were in the making, so my hubby came home (something he DOES NOT DO during the week in the winter) and we hunkered down. Several mishaps and a wee bit of sadness (I discovered an injured bird who died later, but he was at least warm and hopefully comfortable--my heart hurt to see this, nonetheless)later, we are now back to square one. (NOT the square peg thing, thank God!)

Well, Debb, this should answer your question, huh?  Thanks, missy, for thinking of me. Maybe life in the Pacific NW will return to it's more usual state.

Kris~you nailed it (of course), I truly don't think people realize how very complicated these deals get. And boy, there is a lot of "feeling" involved, and if you're paying attention, I think you can make it much easier on everyone. Understanding human nature helps!

R&A~I apply it to EVERYTHING, too. Maybe that's why I liked you guys IMMEDIATELY! What a cool experience with your cats. We could learn a WHOLE LOT from other creatures in our world.

Rose~What is hardest is when a client REALLY wants something and you as the agent can see that it's just not gonna happen and they won't let go...my compassion kicks in, for sure. I recall in working in long term care, when a parent was in an unhealthy situation at home and the adult children wanted so badly to intervene, but it wasn't the right time. We would offer this advice, "they have the right to fail".

Peg, Miss Peg~I have actually found that if they come back around, it's almost easier. They have worked through much of the initial stress, and say, gosh, maybe we still WANT THIS. And the seller, may say, I'm READY TO SELL NOW.

Mims~Oh to be in summer again, with pontoon rides awaiting us, along with libation and laughs! I did just have a "sale fail", but it was all for the good. Honest!  The buyers still want to buy something, not THIS one, and that's completely OKAY.

After hearing your weather troubles, I thought for sure that we would get hit with the same here... not so, it totally missed us and all we got was lots of rain.  Darn, I was hoping for at least one snow day!  Square pegs in Round holes is one of my favorite things to say... and the concept works well for relationships too!

If it's any cosolation, we've all been there.  I recently had buyers tell me "we're not going to let the sellers dictate what we'll pay for the home."  Well . . . with that kind of attitude what can anyone possible do?  The cajole, beg, plead wasn't going to work with their heels dug in so deeply.  Outcome:  the seller simply pulled the listing off the market!  They'll rent the property.
