Rancho Bernardo California Short Sales, like any other community in San Diego, approximately  40% of the inventory are short sales.  Because of the volume it has created a new designation in the Real Estate industry. The “short Sale Expert” has emerged.  To be fair many Realtors have learned the process and have been getting better.  But what about the “Buyers Agent” ?  Having been involved in over two hundred short sale transactions the one common theme I see are buyer’s agent who are just not qualified to lead their client down the Short Sale path. Their lack of understanding of the process can cripple the transaction. Having my background in lending I almost think the Real Estate world should go the route of the mortgage industry in trying to eliminate the part time loan officer.  The reality is  that short sales are going to be around a minimum of 3-5 more years if not longer. They require a little more sophistication than just someone who can describe the tile in a bathroom.  A well educated  and informed buyer will make the Rancho Bernardo short sale process smoother. The buyer needs to be the “KING”  but he/she  should understand the Chess game!!
