This market data thru December 2011 is for the homes that are located in the areas bordered by Pine Valley, Alcosta, San Ramon Valley Blvd, Montevideo area.
The Pine Valley area has a mixture of homes ranging in square feet from 1000' to 2700 sq. ft.; 2, 3, 4 and 5 bedroom homes.
In 2011 there were 114 homes sold as compared to 2010 of 112 homes sold. We did see the average sales price drop 6%, possibly due the increase in short sales of 16%.
Because of the price point this area is a destination for the first home buyer. As the analysis notes, 75% of the homes priced in the $400,000 to $600,000 range saw the most activity.
A look at the type of sales we are seeing in this area. In 2011 67% of the sales were regular sales vs 33% distressed sales. What we also note is that the inventory of available homes is down. If no other homes came on the market the current inventory would all be sold in a little over 2 months.
