Mr and Mrs Seller Do You Really Want to Sell Your Home?
I've been working with a lot of buyers lately. Today I took a new buyer out to look at homes. I had 12 homes on my list. 3 of the homes were under contract and not updated in the MLS, 3 homes did not have lockboxes and the seller had to be present for every showing and 1 homeowner was home sick from work. I showed 5 homes.
Mr and Mrs Seller, if you want your home to sell quickly and for top dollar you have to let buyers and their agents see it at a time when it is convenient for them to see your home.
Out of the 12 calls I made 4 calls were with a Centralized Showing Service, 4 calls were to the offices of the listing company and 3 calls had to be made to the listing agent and 1 call was to the seller directly. Centralized showing service is wonderful, you can call them anytime between 8am and 8pm or you can schedule your appointments online. The showing instructions are sent to your email and given to you over the phone. Calling the realtor's office is also good but more limited. The 3 agents I had to leave a message and wait for them to call me back. The seller was available.
One of the homes has been on the market for 685 days. Given the information above I am sure that you'll be able to guess why that home has been on the market for so long.
These numbers were not created in a vacuum. On Monday afternoon I also showed homes. My buyer on Monday doesn't want to see the house if the seller is home. The statistics were much the same for the appointments for that day too.
In the current market it's never been more important to make showing your home easy. Do yourself a favor and ask the agents you are interviewing how showings of your home will be handled. And, do yourself a favor don't cut corners by hiring a For Sale By Owner company to sell your home. Hiring a company and agent that offer full service. Homes that are sold by full service companies sell for more money and faster than those sold by the owner.
