Fast-moving Clifton short sale on market for one week

The game plan: Rojas listed the house on the Multiple Listing Service and advertised it on the Internet.

The home was in good condition, with updated siding, roof, kitchen and baths. Rojas suggested the sellers remove some extra furniture and belongings — "just make the rooms look a little bigger."

The home got an offer quickly, mostly because of the price, Rojas said.

The house was a short sale, in which the lender forgives part of the mortgage amount because the homeowner owes more than the house is worth. Although some short sales can be drawn-out as lenders review the transaction, Rojas said this one went quickly.

The result: Another agent in the Century 21 JR Gold Team office brought in the buyer, and the home sold for $219,000. — Kathleen Lynn
