Dahlias at Brookside Gardens in Montgomery County, Maryland

On cold winter days, it is good to keep beautiful flowers in mind as we are challenged to have positive attitudes regardless of the weather conditions.  I respond well to light, color and form and find that flowers can be the best subjects for a favorable mental perspective.

Oh, if you think we need to talk about real estate when posting on ActiveRain.  Today, there are 2,382 homes for sale in Montgomery County, Maryland.  75 (3.15%) are lender owned foreclosures and 485 (20.36%) are short sale pre-foreclosures.  So, short sales are creating a more adverse impact on the area market than the foreclosures.  Home buyers and home sellers need to know the conditions of the local market in order to make the best decisions.  Selecting a real estate professional that really knows the local market is an important part of the process.

Roy, is that an increase in short sale numbers?  Coming from an area where over 50% of the market is driven by REO's or short sales, that seems like a very low % at this time.

Roy - a great way to make the housing news more palatable. Short sales are a much bigger portion of the market in my area than foreclosures too.
