The condos at 3201 St. Charles Ave. are a perfect example of an apartment conversion of the 1960's turned into condos. There are very few historic features to the condo complex. It however has a great address, gated parking and seem to be well maintained. The units all open onto a courtyard that has a pool, fountain, and plenty of room to roam. Many of the units are still very dated but some have been updated. The units are owned by longer term owners. It is a long walk to the downtown area. I had one listed in the complex in 2006 and the owners would walk to the downtown area every morning as a way to get exercise. The 3201 Condos in the New Orleans Uptown area are 71 Units on 3 floors on St. Charles Ave. Amenities include Pool, gated parking in rear, doorman, bricked courtyard, and room to relax outdoors. Converted from apartments several years ago. Assigned parking. Condo fees include water and sewerage, insurance, upkeep of grounds and structure, termite contract, little storm damage, plus things like pool, elevator, parking lot, general lighting, plants and trees. All these things add to the quality of life issues. The association contains units of all sizes. Many have been updated as you can see below. All the units are flats and accessible via elevator or stairs.

 This is a good example of a  1960's apartment complex that was turned into condos. During the early days condos were homes for the elderly. All this has changed in the last 7-8 years. many of the units have been updated and many have not. This is the most affordable type of condos that I see.




Its a great place to walk to town and back.
