You can never know every contingency that might pop up in a discussion with a client about a property, but it should be easy for a client to see that an agent has put some thought and effort into thinking through their situation.  Otherwise we're telling a client that we really don't care about them.  Inexcusable.

Brilliant statement by Allen. I was called one day, by an individual that wanted to sell a piece of real estate. After an hour of negotiation, I purchased the property. At the closing, I asked him, why he sold me the property, he said you called be make with a half hour and you showed up with an hour. As a young guy, at the time, it was a great learning.
