The sales closed of detached single family homes increased in the neighborhood of San Ramon after having a decline in its last 3 months. There were a total of 45 sales closed in the month of December, in comparison to November’s 35. The average sales price dropped for the 3rd consecutive month from $676,000 in November to $628,000. That makes 2 months in a row with a new 2 year low in the average sales price. The average price per square foot also dropped from $301 in November to $285, which is also a small rate that we haven’t seen in San Ramon in the last 2 years.

The closed sales in December have been available on the market for 60 days, a small difference from November’s 61 days for closings. The price of sales as a percentage of the listed price rose by 1 percentage point in December to 98%. 27% of the sales in December were distressed (REO or short sale), in comparison to November’s 34%. 2 of the sales were over $1,000,000 or 4.4%.

Windemere and Twin Creeks neighborhood headed the activity in the month of December.
