Kingsbrooke Townhouse Report:  December 2011

Just a few days ago temperatures in Kingsbrooke were in the low  60's.  As I type this Bristow is expecting a "wintery mix" and it's already below freezing.  I am told we will not experience any significant snow accumulation.  We'll see.  Predicting the weather is just about as reliable as predicting where Kingsbrooke townhouse prices will be in a year or two.  For now, we can take a look back at the Kingsbrooke townhouse market for December and compare what was happening last report (November 2011) and last year (December 2010.)

KINGSBROOKE TOWNHOUSES FOR SALE

1 Listing was Active:  A Foreclosure

There was only one home on the market in December.  Suprisingly that was the case last report and last year.   December's available Kingsbrooke townhouse was a foreclosure, while the previous reports referenced were Short Sales.  The average list price has increased 27% since last report and has fallen over 4% since last year.  The best idea of market value always comes from the sold column, once the price a buyer was willing to pay, and a seller willing to accept, is revealed. 

KINGSBROOKE TOWNHOUSES UNDER CONTRACT

3 Listings were Under Contract:  2 Short Sales, 1 Foreclosure

There were two fewer Kingsbrooke townhouses under contract since last report.  Still, the majority of Kingsbrooke townhouses under contract are made up of distressed sales, nothing different than last year either.  The high list price at time of contract decreased 14% and high marketing time was 239% longer than last report.  Low list price at time of contract decreased 19% while low marketing time improved 8%.  Average list price at time of contract was 17% lower than it had been last report, and only 14% lower than it had been last year.  Average marketing time lengthened by 122% since last report and lengthened only 67% since last year. 

TOWNHOUSES SOLD IN KINGSBROOKE

4 Listings Sold:  2 Short Sales, 1 Foreclosure, 1 Regular Sale

The number of Kingsbrooke townhouses making it to the sold column increased since last report by three homes, and by two home since last year.  Still, the majority of Kingsbrooke townhouses being sold are Short Sales.  The average sold price improved 23% since last report and 17% since last year.  Average marketing time improved 76% since last report, but lengthened by 76% since last year.

Chris Ann the low 60's sound heavenly right now as winter finialy found us here in New England. A nice snow today making a mess of everything. Very nice report for Kingsbrooke. Have a great Saturday
