Do Agents Read the Listing Description Before They Show Their Buyers The Home?

 

We just took a listing that is getting lots of showings already and it has only been on the market for one day. 

 

It’s a smaller home with about 1,500 square feet and the price is really low at $209,900.  We always measure the rooms and enter that into MLS.  We try to cover all the bases so the public and the Realtor has all the information they need.

 

I received feedback from one of the showings.

 

5. Question: COMMENTS/RECOMMENDATIONS:
    Answer:  Great home, but clients have oversized furniture that is proving to be a little challenging.


This makes me wonder if the Realtor read the room sizes and the actual square footage of the home.  If I had clients who had oversized furniture, I would make sure the rooms were extra large.

 

Why waste time showing buyers something that you know won’t work for them? 

 

Just another one of those “Scratch My Head” situations.

Seems like all too often, the agents and clients do not read all of the info on listing.

Will, I love how you go to the trouble of measuring! It's funny how people can get hung up on their furniture! Unless it has been custom made, if you love the house get some new pieces!

Yep I always read the details and pass it along to my buyer before we set out to look.  No sense in wasting time when you know it's not going to work.

I love the feedback - buyers do not want a master bedroom up ... well on MLS it clearly identifies the master as located on the 2nd level. 

I believe that sometimes the buyers make a list for their Realtor.  The Realtor does not screen the home but just sets up the appointments.  The buyer, not familiar with MLS may miss some of the things.  Although I feel you are very accurate many times our bedrooms have bay windows, cut outs that make a room dimension hard to portray in MLS.  I usually try to state this in other areas on the information when space permits.  So many times Realtors show just in hopes it will work.  I also caution buyers on buying a home to fit a piece of furniture unless it is an antique.  Furniture changes but the home stays the same.  Very nice post Will, you hit on a listing agent frustration area.  Have a great weekend.

Don't mean to seem abrupt but playing devil's advocate and also answering from my perspective as a buying agent.

Do you not have clients that think "this might work?" or maybe "if we love this house, we will ditch some furniture".  Then after viewing the house neither is the option.

We have clients with huge furniture but they plan to either dump some or not choose the house. Each floorplan has different options due to door placement or maybe even walls if it is a open floor plan or has a fireplace. Our feedback may say that because that is the truth.

We have a listing that backs unto a school yard.  It is noted in the remarks but yet we get a lot of that as the reason they did not choose the house.   Duh, why did they show the house then?   Because of the above,  maybe the buyers THOUGHT the school yard might not bother them but they had to see to determine. 

As agents sometimes we have a lot to do so don't write a book on  each showing.

So many times we as listing agents may scratch our heads but the buyers are either insistent or while it doesn't make sense to you it does to them.

Hi Will, I like to get as much information from my buyers as possible to avoid wasting my time and theirs. Knowing the square footage should have tip the buyers off that this home was to small for all of their furniture.

Will, We see similar all the time.  Clients want a basement (listing shows NONE).  Clients want two story home (the photos and MLS show single story), and the beat goes on.....

Will, Alot of time could be saved if more agents would read the descriptions. Besides, listening to a clients needs will garner more favorable results and keep the relationship moving in a positive direction!

Hi Will, it frustrates me to work with people who try to find a house to fit their furniture.  Why not choose a great house and find furniture to fit the house.  Nice post and you cover everything well with your data sheets.

Every real estate professional should share the home description with the prospective purchasers before showing the property.  Why waste time or create negative perspective?

Will my friend, it sure does sound like the Agent did not read all the info about room sizes of the home or take the time to think about the Client's oversize furniture before taking the Client to look at the listing.
