I have been asked when dealing with Colorado Real Estate Owned, REO, Lender Owned, Bank Owned Real Estate, you name it, whether Colorado buyers have a chance to back out in case that the home inspection does not result satisfactory for the buyer or when expenses for those fixes can be beyond for what clients can afford. The answer is depends and Yes.  Depends, when there are some lenders that ask to make a home inspection before the buyer's agent submit the real estate offer. And Yes when there are some other lenders that they give usually between 4 or 6 days after the mutual real estate contract to get a home inspection done.

If you are trying to submit an offer for a real estate owned property. Your Aurora Colorado Buyer Agent must tell you about this whole matter and what to do to protect your best interests.

Hi Ray, this is so different than here in California. We have a default 17 days ( unless changed) to do our due diligence and ascertain if the property is suitable for the buyers wants and needs. Part of this 17 day period allows the Buyer to vacate the contract if the property inspection reveals things that can not be corrected or re-negotiated for resolution with the seller. They can vacate within the 17 day period for any reason at all. The appraisal is also becoming a real harbinger to getting things closed here as of late.

Ray - This is very important information for buyer's who are interested in purchasing a bank owned property to have. Anyone interested in purchasing a bank own property needs the advice of a great Realtor, and they couldn't do any better than you.
