The three properties were refered to as "elephants" from the client since the dollar amounts were very significient. Being an estate sale there was high motivation to sell.
The strategy I used was to market and sell to firms which would "use" the properties opposed to investors. Almost all investors have been only purchasing destressed properties at a 40%-60% reduction in the properties historical pricing.
Fortunitionally the strategy worked--all three properties were sold to "users" opposed to investors so each were sold at respectable retail prices.
My job is done---I am now looking for three properties to sell since these all have new owners!
