Denton Texas Real Estate Sales were down 7% in November over the same month last year with 38 homes selling this month compared to 41 sold this month last year! For the year to date, overall home sales were down 4% with 566 homes sold compared to 578 homes sold last year.

New listings in were down 21% for the same period last year with 49 homes listed as compared to 62 listed this month last year. For the year to date, overall home listings were down 13% with 862 homes listed as compared to 996 homes listed last year. Listings under contract were up 2% with 42 homes listed compared to 41 homes listed this month last year. Listings under contract for the year to date were down 2% with 568 homes listed as compared to 578 listed for all last year.

The average sales price of homes was up 8% to $121,349 as compared to $112,930 for this month last year. For the overall year, average sales prices were up 1% to $126,599 as compared to $127,250 last year. Sellers received 92.4% of their asking price this month as compared to 91.5% this month last year. For the overall year to date sellers received 93.2% of their asking as compared to 94.2% last year a -1.1% change from last year. The average days on the market until sold was 105 days compared to 97 days for this month last year up 8%. For the overall year to date, the average days on the market was 97 days compared to 80 days last year a 22% change.

The current supply of homes on the market was 185 homes, down 25% as compared to 248 homes from the same period last year. This is 3.9 month supply of homes on the market down 24% as compared to 5.1 month supply from this month last year.
