Competitors and Compatriots

Recently I attended a luncheon held by the Central Valley Association of Realtor. The Association was installing a new President and new members to the Board of Directors. We also turned it into a charity event and of course as a way for Realtors and affiliates to renew old acquaintances.

When the out going President spoke he made the very large point of the uniqueness of our industry. We are competitors one moment and compatriots the next. We all know what its like to go to a listing appointment and see the business card and literature from the Realtor that was there before you. We all know the feeling of loosing a listing to another agent or discovering we lost by looking at new listings on the MLS.

We also now what its like to find out taht the lost listing is perfect for a buyer we have just acquired. THEN, as our offer is accepted, our competitor is suddenly a compatriot. We work together to schedule inspections, appraisal, and other components of a transaction.

If we are compatriots, the chance of reaching an escrow closing grows significantly. In truth all parties need to be compatriots, buyer, seller, escrow officer, inspectors, and lenders. A deal can fall apart if any one of the parties decides not to cooperate.

Our business is unique, and most of us embrace the unique charactor Real Estate and the art of the deal.

Dale, I love the term "Compatriot".

     What an excellent description of a Listing Agent and Buyer's Agent working together, to get a transaction closed.

It is the same way with us inspectors. We support each other, but I for one will not try to take work away from one of my fellow inspectors. If I meet a sellers agent, and they tell me that they have an inspector that they work with, I must respect that. I usually always give them my card and tell them that if they get in a bind or their guy is swamped and they need a rush job done to give me a call. But under no circumstances would I say that I am better than he is and they should use me. I would hope I get the same consideration from my fellow inspectors in my area.
