I need your suggestions for a home I visited last night. 

I don't know where to begin....okay the master bedroom.  As you turn to walk into the room, you are confused becasue the first thing you see is the L-shaped corner office unit and computer equipment.  The bed is no wear to be seen. The home owner will not move the office equipment.  The room is large so I can move the bed, but what do I do with the "first impression view"?  Should I use a screen?

The home is six years old, clean and no clutter.  There is no character or warmth -- nothing on the walls.  I could fix all these problems, but they don't have any money.  They may loose their home unless they sell it soon.

Are you facing similar problems?

Rebecca - I know it is easier said than done, but you really need to have a frank conversation with these homeowners.  If they really are in such dire straits, they need to bite the bullet and complete every task you suggest.  Moving the office furniture is 1 free and 2 effective. If they are not willing to do that much, how far are they really willing to go to get this house sold? 

I had mroe to say, but it suddenly slipped my mind :( ....

Rebecca I suggest you remind them , the reason they called you is because you are the professional, and bottom line they want their house sold. If they are serious about selling , then they should follow what you suggest from a professional point of view. Tell them to start packing because were selling!!! Every room should have the real purpose of what it was meant to be.  Never let the client suggest or tell you what to do....Youre the Professional !

I agree with Kim  & Fernando!  I think they need to get a gentle reminder as to why you were called in the first place.  Which is more important a foreclosure on their credit report or moving the office to another bedroom.

Kimberly, Fernando, and Marci -- you are so right!  My husband is a realtor so we are aware of the number of foreclosures in the area and my heart aches for these people.  I am being too soft.  Staging is the best solution to selling their home. Thanks for helping me to be a professional.
