Milton, MA 02186 Single Family Housing Report Dec 2011 136 homes show up in the December 2011 report. As has been reported in nearby communities there is a lot of activity as the end of the year rolls around. It is a busy time in real estate as it is in the lives of everyone in this month. Let’s get to the numbers
Single Family Under Agreement Listings: 19 Avg. Liv.Area SqFt: 3,167.05 Avg. List$: $835,242 Avg. List$/SqFt: $243 Avg. DOM: 151.68
Single Family Sold Listings: 15 Avg. Liv.Area SqFt: 2,337.71 Avg. List$: $582,387 Avg. List$/SqFt: $258 Avg. DOM: 110.47 Avg. Sale$: $544,427 Avg. Sale$/SqFt: $242
The Days on market are deplorable. Everyone is still moving slow, but things are moving. As we get closer to the Spring market and so many houses already in the pile those of you standing on the sidelines and waiting might want to consider coming in sooner rather than later. By coming into the market now with your home you can be sold in the spring, by waiting until Spring you house will languish on the market through the summer–if statistics are to be our only guide. I, for one, am not a statistics only driven agent. I think the marketing of your home affects the sale far more than the DOM stat. Marketing, Price and Staging make a huge difference. If you would like a free analysis with no pressure on your home give me a call. Larry 972 322 7776 List Price to Sale price is almost 94% which is not that bad.
Single Family Canceled Listings: 4 Avg. Liv.Area SqFt: 2,574.50 Avg. List$: $653,225 Avg. List$/SqFt: $240 Avg. DOM: 259.75
Almost a full year for people to decide their price is too high, their agent didn’t do the right job of marketing the home, or they just didn’t want to sell. The Expired and Canceled homes are in the ball park for price range and so the problem lies elsewhere.
