welcome home ellie shorb Curb appeal is a more important component of marketing a home for sale than many sellers give it credit for- it is truly the first impression a buyer gets.

Whether a drive by or via internet photo, the first view of the outside of a home is the most important and sets the stage for the interior.

Depending on the asking price, if the shutters are falling apart, leaves are pouring over the gutters, the lawn is uncut... you might not get anyone past the driveway.

Here are TEN tips and tricks for curb appeal that will make a buyer feel the ENTHUSIASM:

1. Shrub care - Shape it (but not like a sphere or a perfect box... go for a natural but "kept" look)

2. Keep patios, walkways and siding clean (spray with a hose and mild solution if needed)

4. Decor: Potted plants on the porch add a pop of color, hurricane lamps, or  fresh door mat.

5. Light it Up! Landscape lighting is a great idea! Folks drive by at night and it is a great security feature as well as a major enhancement if done correctly. Think of low voltage uplighting of specimen trees or columns and don't forget to light the pathway for safety. Side lights (either side of the front door can enhance the welcoming feel.

6. Go native! If you are planting, use natives for the best chance of survival as well as attraction of birds, butterflies, bunnies... native animals like native plants. Bring nature to your home!

7. Hardware: Use nice substantial hardware on doors, house numbers, etc.

8. Grey pavers made of slate can be a classy but inexpensive way to create a path, guiding buyers through the front yard from the driveway.

9. Paint the front door with a fresh coat of something inviting that compliments the home's color.

10. Roomy: Make the front porch into a "room: by adding a chair or two, benches, pillows, a book, or a table scape if possible - you'll be adding a room to the house!

Being married to a landscape contractor, I get to see lots of before and after photos of different gardens and it truly does make a huge impact to have this "front and center" part of the property looking spiffy. I love to have a cutting garden personally, because it enables me to bring my favorite parts of the garden indoors.
