I'm working with a first time homebuyer, and we saw two listings the other day, priced at $150K and under. Both had some obvious issues, and I had sold another home in the area in May, so I told we could find her a great house for possibly less money.

I run a search in MLS today, and find 76 homes in that particular area, priced between $140K - $165K.  Pretty good selection. I start narrowing down the homes to send to her, and I use the pictures as a guide: if there is only one exterior shot, the agent, and the seller don't REALLY CARE to sell!

With 76 homes to choose from, it pays to have a few extra pictures in the MLS so my buyer and I can see if she likes the way it looks on the inside. It takes no time at all, you can shoot them when you're getting the listing agreement signed, and then have them as soon as you put your listing into MLS.

In this market, you need every competitive edge, and  more pictures in MLS is an easy first step.

This has to be the most frustrating thing in this business - I'm part of the Washington DC MLS system and we can have 30 pictures for free.  And when I see a listing without even one it kills me.  I don't even take clients to houses that don't have pictures.  I figure if the agent doesn't take any pictures there must be something wrong with the house.

I completely agree! I have found buyers will overlook a house without any pictures and only look at the ones that have multiple pictures. In any market, but especially this market, it's important to take pictures. It's a disservice to both buyers and sellers not to have any.
