Five Types of Real Estate Investors - The Portfolio Investor

Did you know that there are five types of real estate investors?  When talking about residential real estate, there are five types of real estate investors.  This week, we will be taking a look at these five types of real estate investors and learning a little bit about each type.

House Free Digital PhotosSo far this week, we have taken a look at the first two types of real estate investors, The First-Time Investor and The Move-Up Investor.  Today we are going to look at the third type of real estate investor, The Portfolio Investor.  The portfolio investor is someone who has already purchased investment properties and seeks to add properties to their investment portfolio.  This type of real estate investor usually has an investment team in place and already understands the benefits of investing in real estate to create long-term wealth.

Even though a portfolio investor already understands the benefits of investing in real estate, working with the right Real Estate Investment Specialist adds value to their investment plan.  The right Real Estate Investment Specialist can save the portfolio investor time by analyzing the local market and properties for the investor.  Other benefits of working with the right Real Estate Investment Specialist include:  knowledge of investment terms and strategies, ability to understand your specific goals and needs, finding properties that match those specific goals and needs, as well as understanding property management tasks and strategies.  Are you a portfolio investor looking for your next property?  I would like to talk with you about how I can save you time today!

With prices as low as they are in many Florida markets, these portfolio investors are everywhere.  Buying and holding just waiting a few years for the prices to rise.  It is a actually a good time to be a property manager because of some many landlords entering the market.

Hi Rob, You are right!  Florida prices are low and many properties have a positive cash flow.  It is a good time to be a property manager as well!  I always appreciate it when you take time to comment on my blog!

The portfolio investor is one that will know the market. If you do not they will know that too.

Hi Tim, I agree with you that most portfolio investors will know the market.  I would also expect experienced portfolio investors to know what amount of cash flow, cap rate, or return on investment they are looking for.  I appreciate you taking the time to comment!
