truth. Properties need to be priced correctly when orginally listed. Properties sold at about 60% of original list price while selling at 94% of the most recent list price. When homes for sale were placed at close to market value they went under contract You will notice this in the Average Original List Price and the Average List price noted in the chart to the right.

It is a wonderful time for home buyers to take advantage of the big selection of properties, the very attractive prices and the record low mortgage interest rates.

There must have been some serious days on market for the sold to original list ratio being 60%! Wow, I think sellers in your area need to find more experienced agents who know the market stats (like you) to help them set realistic prices on their homes.

Roy, you get a very hearty AMEN from me on that. It is amazing that folks do not seem to see how important it might be to actually act on there intention to buy. Just move forward.
Lisa, I hear you. I was a bit amazed by the stat you point out. I looked over a couple of higher priced properties and realized just a few over 500,000 deeply impacted this stat in this area in this month. Getting it priced correctly is so vitally important.
