These Buzz Kill Words May Be Keeping Your Home From Selling

In a strong buyer's market where some very top-notch listings aren't even being shown, I started to compare certain buzz words within a listing that may put it at the bottom of an agent's tour list. 

When I have a Buyer in from out of town who has a limited amount of time to view select listings, There are some words within the MLS listing that will keep a listing from being shown.  I recently polled agents nationwide to get their input on their favorite Buzz Kill words.  The following were unanimously proclaimed to be showstoppers.  Make sure you see your MLS listing profile.  If these words are in your listing, might be time for a rewrite. 

1. "Smokers" 
2. "Don't let the CATS/DOGS (plural) out"    
3. "Tenants, must schedule appt 24 hours in advance"       
4. "Security alarm is on, call for code" (We hate running to find those alarm boxes),   
5. "Listing agent must be present"         
6. "Carpet allowance / decorating allowance/ paint allowance"   
7. "Hostile tenant. Beware"    
8. "Drive by only. Do not disturb tenants"         
9. "Price is Firm"        
10. "Limited service listing. Present all offers directly to seller"
11. Must speak with agent prior to showing.  Call (123) 456-7890 or (123) 567-8901  or (123) 678-9012  (Are you kidding me?)

With the number of pristine properties to choose from...unless the buyer has specifically asked to see a particular property...these Buzz Kill words will likely cause the listing to end up on the bottom of the pile.
