dobbs parkREASON NUMBER FIVE:

The beautiful Hudson River is a 5 minute drive, or 25 minute walk, from 113 Beacon Hill Drive.  From the Waterfront Park, on a clear day, you can see north past the Tappan Zee bridge, or south to the George Washington bridge.  You can put your kayak in the water.  You can take a book and relax under a tree.  You can set up a fishing pole.  You can sunbathe.  You can bring the family down for a barbeque, or use the playground.

REASON NUMBER FOUR:

Dobbs Ferry's sense of community provides many opportunities to meet your neighbors.

From the summer-time free jazz concerts that are held at Waterfront Park http://riverarts.org/SummerJazzSeries.html to the Halloween trick-or-treating where the town streets are closed off for safety and children can trick or treat in town businesses, to the fourth of July fireworks over the Hudson, the annual Dobbs Ferry Festa http://www.ferryfesta.com/, or any number of other community events, you have every reason to get out and about!

REASON NUMBER THREE:

113 Beacon Hill113 Beacon Hill is part of the Beacon Hill Cooperative Estates

Established in the 1950s, the property contains 158 two and three bedroom apartments in garden style two-story buildings.  The property is beautifully landscaped, with outdoor benches placed strategically throughout the complex.

Co-op owners can use the property's swimming pool, leave their beach chairs and lunch in the pool house, utilize the barbeques for a nice summer meal, and enjoy the playgrounds and ball courts.  There are also some garages available, although there is typically a waiting list for the garages.  There is off-street parking for co-op owners in private lots, and plenty of on-street parking as well.

In addition, the Beacon Hill property is strategically located, and is within walking distance of the county bus system.  It's also a 20 minute walk to the train to NYC (or 5 minute drive).  Dobbs Ferry is convenient to all!

REASON NUMBER TWO:

Regardless of the food you like to eat, Dobbs Ferry is close to everything.  A 15 minute ride gets you to Central Park Avenue, a shopping and eating mecca.  In less time, you can get to Stew Leonards and Costcos and more.

Right in the town of Dobbs Ferry, you can enjoy delicious sushi at Sushi Mike's http://www.sushimikes.com/ or Sushi Niji http://www.sushiniji.com/.  If sushi doesn't interest you, there are big juicy burgers at Doubleday's, http://doubledaysdf.com/, delicious chef-designed food at the Cookery (my personal favorite), http://www.thecookeryrestaurant.com/, or the Half Moon restaurant located on the river, http://harvest2000.com/hmn/, just to name a few local choices!

You won't go hungry living in Dobbs Ferry!

REASON NUMBER ONE:

beacon hillThis beautiful home could be yours by Spring Time!

Move in before the spring foliage blooms!

What are you waiting for?

I have been meaning to get to The Cookery. I keep hearing good things. I like Half Moon and LOVE Harvest on the Hudson! Good luck with the listing.

Stephanie - Thank you so much for stopping by!  If you "friend" the Cookery on Facebook, they send out all sorts of info - the menus change almost daily and everytime I read them, I start salivating!!!!!  Have a great day.

Kat ~ the water front would be such a bonus.  Who is taking all the photos for you while you are on crutches?

Dawn - I took all these pictures pre-crutches!  :-)   I'm allowed to put 'partial" weight on my foot now, with crutches, which equates to my standing on both feet so I could actually do photos even now!

What a great way to outline why to buy this home!  I've never thought of this technique.  Love it!  Also, my hubby has been on crutches since before Thanksgiving so I can empathize. He's on the partial weight stage now too, there is a light at the end of the tunnel!

Didi - Agh, your poor husband!   Being on crutches has definitely made me much more empathetic to people who have difficulty getting around.  I'm glad to hear your husband is on his way to full-fledged walking.  I know I cannot WAIT to walk unassisted!
