Do you show properties at night – in the dark?

 

flashI am taking a buyer out tonight to show her 6 townhomes.  It will be pitch dark so I will be counting on my nav system to get me there.  I am not worried because I have fresh batteries in my flashlight so I can see the lockbox and enter the properties.

 

So many of our buyers want to view properties in the daytime during the winter in Colorado.  It is very unusual for me to show homes at night.  I know that it is harder to see the outside of the properties at night, but there will be no problem seeing the inside of the homes. In the summertime when the sun sets around 8:00 pm I am showing properties at night all the time. 

 

It has been snowing lightly all day so far so the roads may be a little slick while I am driving around town tonight.  Luckily I have new tires so I should have no problem. 

 

I always wonder why buyers don’t want to look at homes at night.  When people are working all day, it doesn’t leave much time for looking at homes.  I worked all weekend showing homes this past weekend. 

 

I am glad to have a buyer who isn’t afraid of the dark.

Good luck to you with your night time showings Will. I have shown houses a few times to the 8 o'clock hour but typically not often.

Will -  be careful out there.  I personally don't do night-time showings alone any longer and try my best to not do them at all!  There is a fantastic 'FLASHLIGHT" app for the phone which turns it into an LED light when necessary.   Good luck with your showing.

Hi Will - If that's when buyers can look, that's when we have to show them properties, and while it's maybe not optimal in terms of viewing conditions, I'd rather do that than watch HGTV.

Don't worry.  Some properties look much better in the dark.  Write the contract before you wish them good night.

You wonder why buyers don't look at homes at night? Really? My "guess" is that it's because you can't see the outside of the property and anything else that might affect your judgement in the area in the dark. Sure, I show homes in the dark, but only when it's absolutely necessary. There's always a second trip in the daylight coming before they'll get serious about something they've fallen in love with in the dark.

If after dark is when the buyer is available to look, then that is when I am going out.  However, I think that buyers tend to avoid this if at all possible to avoid falling in love the inside of the home only to find out that it is next to a "junkyard" when they visit during the day as Eric #14 mentioned.

I've done it but I prefer not to and I never go alone. Even the interior, you really can't see all that well and if you're talking about foreclosures without electricity, then you have to show up with a bunch of flashlights and it's still dangerous.

I know I have a serious buyer when they are willing to go out in the bad weather to look at homes!  Good luck and be safe and most of all, get them under contract on a home they love!

I often show properties at night. Both people working during the day requires it because it does not work to wait until weekends for every showing or to ask them to take off during the day. Hope the showings went well.

You have a great attitude about this Will.  I don't like showing houses at night.  Usually I find either the buyer is too tired or I'm too tired.  Good for you.
