One of my goals is to add value to an investor's experience of investing in real estate. I have also noticed that info on the topic at times seems lacking. Linda, I have met quite a few of these guys. They aren't doing so well these days, at least most of them aren't. Have a great weekend.
I did a bunch of fix and flips before the market went up and down. Got stuck with a few that I now keep as rentals so I sat on the sidelines during most of 2008 and 2009. But 2010 seemed to bottom out and I saw others back doing it succesfully so now I am full blast fixing and flipping again. You have to buy extra conservatively but they are pretty easy to re-sell in this market because inventory has gotten so low.
Hi Ron, Being a rehab and resell investor isn't for everyone. If you are experienced and buy the "right" property in Florida, you can still have success with this strategy. I hope you have a great weekend too! Thank you for taking the time to comment!

Hi Linda...I have been that 5th type of investor. Made great money on that home but probably took time away from other real estate work.
One thing I learned...do not put the home on the market early unless you want the buyer picking colors of counter, carpet and tile!!
I agree with Rob that you have to be very cautious on the house and where it is located. Mine was in a military town with a lot of transient buyers.

I agree as well that the house and the location is important. Military towns are great. Tampa still has a military base as well.
