SO - DO YOU THINK EVERYONE KNOWS ABOUT HOME STAGING?

When it seems so commmon sense to us - those that work in this field - isn't amazing when you come across people that STILL do not know what Home Staging is?  If you ask some Stagers they might tell you or me that "the market is saturated" - and the opportunity for expansion and more business is shrinking. 

I am sitting in an airport ready to fly home to my family, and have to share that the last 10 people I have interacted with on the way to the airport, in line in security, sitting at a Starbucks, etc. - have all wondered what my "Staging tote" bag means and what do I do?

"What is Staging?" asks my shuttle van driver.  Intrigued when I tell her - she says,"I did not know there was an actual business for that." 

"Does she actually do that?" I hear whispered behind me by a little girl in the security line looking at my bag with before/after photos on it.  "I just love HGTV shows!" exclaims the mother.  "Selling Secrets though - I don't like," she says.  And who would - with that critical mother-daughter team!  Please - they are NOT doing a good service for our industry.  I turn to another person in line, "So you are a Home Stager? I think my sister had that done on her house."  Chances to educate abound - no matter where you or I go!

Even last night as I was eating - 3 men from Ohio and Virginia - had no idea what Staging was - sort of kept that clueless look on their faces as I explained what I did and how it helps houses sell.  One guy (after a few drinks) was all excited about how we was going to get banks to Stage repo houses. "More powwer to you," I said - because I have not been able to crack that nut yet!

With so much exposure and so many people in business, it never ceases to amaze me that there are still those we have not reached with our message.  The public is still very much out-of-the-know when it comes to Staging.  The HGTV shows do little to really tell the whole story - but it's a bit better than what we had before which was no national exposure for what we can do in a house.  Still the best exposure is our own personal interactions with people - one by one we help them see the light.

Anyway, I expect that the person seated next to me will also not have any idea what I do - and so it goes.  Keep spreading the message about what we do for sellers - especially in the tough markets most of us are in these days!  These people need to hear our message of how we can help them or someone they know.

Jennie - And this post pretty much sums up my marketing plan.  Rather than focus on a very small niche where every other stager is, I instead talk to everyone else that knows me; cultivate that farm and work from there.  I have a CPA that has over 200 Realtors as clients, guess what relationship I manage - those 200 or that 1?

Do I work with Realtors?  You bet I do, but I'm referred to them...they look for me.

Jackie - good points . . . and part of business 101 ... work your sphere of influence and ask for referrals.  Too many times I think people (Stagers) in business forget they already have a warm referral base at their disposal - it's called everyone you know, and then everyone you meet.  The person I meet may not be a Realtor, but they may know one, or know someone that is selling, etc.  And it's not just family and friends - people forget to think about who they might know that are "affiliates" of the real estate industry (like your CPA).  One affiliate can lead you and me to hundreds of potential buyers of my business services.  THAT is who I want on the top of my list.

You have brought up such a valid point and one we all need to remember.  Although we all think everyone knows what staging is there is a huge amount of the public that do not or do not fully understand what staging is.  It still amazes me.  I believe very much in education.  I try to talk about staging at every chance I get.  the more we can do to get the the purpose of staging out their to the general public the better our industry will be.

No Jennie, in my experience people do not know what staging is.  I have to always explain what it is I do.  I don't think everyone watches HGTV and the other channels like we do, although we presume they do!

Hi Jennie-

I like your idea of a branded staging tote bag as another marketing tool! What does it look like?

I do volunteer work in about 20 elementary schools in our community & pass out business cards to the teachers. That has worked surprisingly well.

Jennie, I would say from my experience that those outside real estate do not know what staging is. Most people have heard of home decorators. Realtors help people understand the profession. There are even niches within staging like only vacant houses.

I am surprised that many realtors in my area don't know about staging!   I will keep spreading the word.    The tote bag sounds like a great conversation starter.   A wonderful idea I want to look into.

Believe it or not, I have consulted in homes where the homeowner doesn't know what staging is (their Realtor sent me).  The first thing I ask is if the homeowners have any questions about staging.

We do still have a lot of people to reach in every market!  Those that might feel that Staging is too commonplace or too well known for you to continue to grow and add to your business, this shows there are still those to reach.  Even with Realtors, there are many, many that do NOT know what we do - and need our help! And the public - well, they are just in their infancy as far as getting viable info that tells them about Staging.

WHAT!  You mean the general public is NOT addicted to Active Rain!?!?  Ha ha ha...it's easy to forget that we're not "normal" by nature of what we do.  We're still a bit mysterious, I guess.  Nice tote bag idea.

Even though staging is such a part of who "we" are, it is still new  to a lot of people. This gives us more opportunity to educate and grow as an industry!

I'm going to have to get a big sticker for my tote and walk around with it! I have the hardest time bringing it up with strangers. Having the tote advertise my business will help!

Jennie - Creative marketing such as your tote bag will do more for you than anyting I can think of.  Talk about interactive advertising every single person you walk by sit near or stand in line with is a potential customer somwhere down the line either for you or another stager. As for the guy and the banks lots of luck, I see no real incentive for them to spend money, it will be a hard nut to crack.

Yes - anything we can wear or carry that has our "message" on it - is the easiest form of "passive marketing" there is.  If we cannot get a conversation started by standing in front of someone in line with our t-shirt or bag with our company info on it - then we are not trying hard enough (smile).  People like to talk - especially about themselves- so it starts with asking a question or giving them something to ask you or me about.

You are so right! It amazes me even when I run into real estate agents who don't know what staging is. We must educate, educate, educate!
