Question From Agent Reader: What to Tell Sellers?

Cindy,

I recently started hiring a professional to dry clean carpets before the house gets listed. I also go around the home with a pack a post-its and mark what should stay in the room. Everything else must be packed away for the move or sold at a garage sale. What other ideas do you have?

Cindy - I actually differ with your stand on discouraging sellers to hire their own stagers.  I am frequently referred directly to sellers by their lenders, personal bankers, and insurance companies, to name a few of my marketing arms.  I work by referral and referral by a Realtor is only one of my marketing arms.  To chop off all of those other arms when Realtors are not recognizing the significance and value of home staging is detrimental to the home seller, especially in todays real estate market.

I would ask you to please reconsider your position.

Jackie Hey I agree with you! I think you mis-read what I meant. I believe that it's fine & great that agents refer their team members like mortgage professional, stagers, etc. BUT i think it's important to be there if you are not recommending one to your seller. Sellers are not as experienced in real estate as agents are, so it would be nice for agents to be there for sellers to guide them through the process and make sure that they know it will be staged by someone who knows what s/he is doing.

Like my example, the agent had no idea what was going to be in the home until he showed up the day of staging. It could be a little bit problematic if he doesn't agree with what my staging plan was.

I also have met several sellers where the agents basically just let them hire their own stager, etc. and had no participation in it whatsoever. And sellers asked me all these things what the agents should be answering and going over, such as pricing, comps, etc.
