I have gone through many cycles in my real estate career. There are always good buys , but at certain times opportunity knocks and gives buyers a unique time where there is an unusual situation to buy. Communicating this to customers is critical. I believe the best time to buy with such a vast selection will be from now to March or July of 2008. This will occur because of the following: 

1) Many buyer have waited years to buy vacation homes.

2) The Baby boomers are now very close to retirement.

3) The national news has finally stated the bottom is near and 2008 will be the turning point for much of the US real etstae Markets

That timing includes not only the real estate market, but personal timing too.  I agree, when boomers feel the market is in recovery mode, many will try to catch that wave of the next up cycle.

Daniel, Congratulations on that great family!   You are in heaven!    As for timing being everything, you should consider Hawaii -- over here, there is no bad time to buy real estate.   Keep the faith, the market will clean out the excesses of the past few years and we will soon have a leaner, meaner real estate corps of professionals as a result.  The market will reward those who keep the course, with great satisfactions, and perhaps even riches if that's what you are looking for?   Jerry

Hi Daniel,
Real estate does have cycles and good times will be back.  No one know when it will bottom out and so why wait, inventory is good and so are interest rates.  Buyers, now is a great time to buy!

I agree . Real estate goes in cycles. We have seen similar markets and have seen people who regretted waiting to buy in the previous buyer's market.

Interesting ideas, but, especially for a second home market, I'm thinking late 2008 - early 2009 will be even better because the economy is going to continue to be sluggish in 2008, buyers will be reluctant to buy, which will keep prices down until Spring 2009.

But, one thing we all know is that we won't know we've hit bottom until it starts to go back up, and then it will be too late!

Here in Provincetown on Cape Cod, actual closings this year will be up about 6%-8% compared to 2006.  However, prices are flat and inventory is still very high.  Since this is a second home resort community, many people do not feel the need to buy- it is a luxury.

I think 2008 is going to flat compared to 2007 as I do not see any major positive economic developments that will suddenly push large numbers of Buyers to put their signature on a contract to buy.  Plus, many feel they want to wait and see who the next President is.......I am not sure what that has to with buying real estate.  But, many have that in their heads.  :)
