Yesterday I got the call that every Realtor, I am not sure if dreads is the right word got.
Caller " I got your name from ^%^** Can you help me?"
Me (Thinking oh goody a referral.) Saying, "Certainly How may I help you?"
Caller " I bought a home and am getting close to a closing. I just found out that the builder has reduced all homes in the neighborhood by about 50,000. What can I do. I do not want to pay 50,000 more for a home than my neighbors!"
Me " What does your Realtor advise?"
Caller "I worked with the builder directly."
Me " So this means you have signed a builder contract and not a Georgia Association of Realtors contract?"
Caller "Yes"
Me "Well surely if you bring this matter to the attention of your lender your home may not appraise and you will have an out"
Caller "I used the builders lender because I saved 5,000 and the home appraisal went fine."
Me "OK this is new construction is there a walk through and inspection you can talk to the builder about?"
Caller " Oh yes yesterday we had our walk through and I signed some papers about it"
I am not going to get into this call any further. But it was a real call. So take this blog and send it to all those looking to buy.
USE A REALTOR FOLKS !!!!!!!!!!! Would you tie a string around a sore tooth , tie the other end to an anvil, go up to your roof and throw the anvil off to fix your tooth. Or would you go to a dentist? If you answered go to a dentist then when buying property USE A REALTOR!!!!!!!. If you chose the anvil then like the guy above I wish you good luck because I can't help you.
Charlie, some just don't understand the value a good REALTOR brings to the client. When we come in contact with them then it is our opportunity to educate them.
