Wellesley MA Single Family Housing Market Report Dec 2011. There are 159 total homes in the mix the last month of the year. There is a lot of activity, but the time on market is still woefully too long more all of us. It is good to see the DOM lower for the sold homes than the Active homes. If you home has been on the market with no activity then your price is too high. If you can’t afford to drop the price then you will stay on the market. This is a buyer’s market, especially those who have jumped through the financing hoops to get qualified to buy.

A 95% of List Price to Sales Price is not bad and certainly a jump up from last month. Keep in mind these are averages of all the activity in the month and not specific to all the homes.

Single Family Canceled Listings: 5 Avg. Liv.Area SqFt: 3,388.80 Avg. List$: $1,147,600 Avg. List$/SqFt: $352 Avg. DOM: 96.40 Looks like the canceled homes did not give the agent enough time to market the property, or the agent did not give the seller enough information to know it would take more than 97 days to sell their home. List price is higher than the average sold price and on the market for less amount of time is a recipe for a non sale.
