Raymond- I am seeing more and more where the Lenders and the Title companies are helping Realtors work with past clients as well as help cultivate clients who are looking to buy in the future.

I can"t tell you how many times Sellers don't even remember their agent's name and who personally did their loan.

One of the main things I teach my coaching students is, follow up with warm touches every 45-60 days.  Do not let yourself be forgotten and ALWAYS ask for what you want!

Raymond, I always ask for referals after we close to make sure that the client knows everything I promised them I did. I also follow up with them by email and phone calls.  So I guess I am in the 6% range.:-)

Matthew asking and getting are two totally different things. I Brand your name so that the first thing your past customer does isgive your number to a freind, relative or person in line at the bank!

Raymond, nice post and tip. I stay in touch with my clients, but I think I will ask my Loan Guys if I can follow up with their clients, if they don't.

I believe that number. I have bought new homes and refinanced and all of them promised to call back in a couple of years and see if they can get a better interest rate and not ONE of them has. What a shame. Not even a Christmas card every year on staying in touch. Do not complain to me business is a little slow. I can see them refinancing more than I can see me listing and selling more often than they can. 

In other words I agree.

Our LO's and Company must be in the 6% range. Former Borrowers and referrals from same make up nearly 30% of our business year to date. Thank you for the reminder of what is in fact a successful recipe. By the way, is that picture Nap Lajoie? Relation?

WOW Scott! Very impressive! Yes I am related to Nap Lajoie. He grew up in Woonsocket, RI a long time ago. He was and still to this day one of the best 2nd basemen to ever play the great game of baseball. He was my Grandfathers uncle.
