I have never purchased a pre-construction condo for myself. I know many who have made a good deal of money doing this!  (... or say they have.)

I recently attended a "Realtor Only" event, hosted by Anthem Properties.

Anthem Properties are developing WATERFRONT. (http://www.waterfrontcalgary.com/)

I was able to reserve a 1 bedroom suite for "an interested client".

I booked a 550 sq. feet condo in the Executive Suites (Phase II) ... purchase price is $375,900. Apparently, price has increased already ... and we'll never see a price point below $400,000. (There will be 7 Phases.)

This one bedroom suite includes:

  • Euro-style Bathrooms
  • Chef-Inspired Kitchens
  • Fully Protected
  • It is East Facing ... facing the court yard.

To complete the process, I have to bring complete the paperwork by Sat, Nov 17. It can be done by fax.  (I have requested an extension.)

Will you be my client?

If so, we need 10% at signing, and an additional 5% within 90 days.

I was interested in the Waterfront location but decided that the prices were a bit over priced compared to what I can buy in Eau Claire condo district. I got an 850 sq ft condo across the street for $385K.

I think developers expect the Calgary market can maintain the overheated prices of 2006 and 2007. As an investor, I already started to see prices drop significantly. Great news for buyers and investors but not so much for developers and sellers.
