Honest mistakes happen...

I was out with some clients yesterday morning, and in my notes I had transposed a show anytime house with an appointment only home. Absolutely, my fault, and it could have made the owners particularly mad had they been home.

I discovered this mistake when the listing agent called me while we were still in the house. Rightfully so, she was mad and wondered why we were there with no appointment. I am just as protective of my appointment only homes, and understood the impetus of the call. But, did I mention that she was MAD. 

Two mistakes were made here. Mine, which was a completely boneheaded one, and hers, which could have alienated both me and my clients from purchasing the home. Notice that I said could have. I apologized immediately, and did not say what was going through my head, and we left the property. About an hour later, the listing agent called me back and apologized to me for being short. Cooler heads can prevail if we a smart enough to let them.

The end result, is that my clients are considering and offer on the home. If so, the listing agent and I are on the right feet, rather than the wrong one as we start to process. Had either of us held too tightly to our egos, the interaction would most certainly have been adversarial at best.

Bottom line, mistakes happen. It is important for me to remember that because you never what twists the road is going to make.

If the listing agent really wanted to sell the home and make a commission, she wouldn't go out of her way to make a buyer agent upset (who may have had a client who really wanted to purchase the home).

Ouch! Lucky they weren't home that's for sure! I'm SO careful about showing appointments because it can explode if you mess something up!

Very good point. When the two agents are suspicious of one another, upset, angry, or there is tension it can affect the whole transaction. I think you were right to just apologize and then help everyone get to a place where they can move forward.

John -- excellent point and I am sure every Realtor has been in this position at least once.  I'm glad the other agent called back and I'm sure it was based on your apology upfront instead of taking a more defiant  super-ego attitude.   In these situations, counting to ten slowly, then speaking is the best strategy .....good luck with your clients and their purchase.

John, the situation deflates itself when one admits and apologizes for their error.  I too have made a LOT of Bone-headed mistakes.  But, I apologize and move quickly to find the FIX!

I'm glad you worked this out in an amenable way as well, and you're right, this potential transaction could have started in a much more adversarial manner.  You knew how to deal with the situation appropriately!

Yes,when cooler heads prevail, we can all accomplish much more.  I have done this same thing too.  When viewing a lot of homes, it is easy to make an honest mistake.

I think we've all found ourselves in similar situations and congratulations to both of you for handling it the right way. There's nothing worse than looking back a day or a week later and wishing you'd handled something better. I learned a funny thing about apologies though...even though the longer the time lapse, the harder they are to initiate, I've never found them to be not accepted when made...regardless of how late. If you're sincere with an apology, there is no wrong time to make one (or accept one)...better late than never. I'm glad this one came quickly and good luck in what's looking like it might be a transaction in the works with this agent.

Great example of why it's always better to approach an inflammatory situation as calmly and rationally as possible.  Not always easy, though :)

Just had a similar thing happen to me. This one was fortunately with an appointment but I forgot the time to show was 10:30 and not 10 AM. I got there about 10:10 and when showing the home discovered the owner still in bed. OOOOPS I did call the listing agent immediately and apologized. I doubt the owner would have been ready by 10:30 but didn't consider that a valid comeback. Still can taste the crow, cheers cvc
