We don't have this issue in California (at least not my area) but I can see how critical it would be where it does exist. A lack of available water would be a deal killer so dealing with it properly is essential.
Hi Ginny. I use to own a home where there were private utilities. Well water and a propane tank. There was so much stuff I had to do when I sold it. I was elated at settlement. Well water is very dangerous if it is not tested regularly. Although I had a water purification installed, I still didn't drink the tap water.
Ginny....there has been a run on well water blog posts recently! Good thing your buyers have good representation. In addition to making sure the water itself is safe, they probably want to test the well itself too to make sure it has sufficient capacity.

Ginny, I had a similar problem a while back with a listing that had a high concentration of lead in the well water. It turned out the lead solder joints on the pump were leaching lead into the water. A new pump and a whole house filtration system cured the problem and we were able to close on the property.
Man messes up water, but radon, wildlife, uncapped water sources can get screwed up to. Clean water, lots of it should be a right. Intestinal grumblingduring a real estate showing, closing is not fun. Swamp water and Geardia happen.
Ginny - your buyer is in good hands, knowing when to take charge as a North Kingstown real estate agent or a short sale agent comes from experience. Most listing agents, especially when it comes to foreclosure, he or she has no clue about the property. They only put it in the MLS and put a yeard sign up and that's it.

For clarification purposes; A potability test is a basic screening of water quality to see if it is safe for consumption...it is not the bleaching process. The bleach process you describe is what's known in the well industry as a "shock". The goal is to kill any established bacteria colonies in the plumbing distribution system. Buyer beware, this process does not guarantee a permanent elimination of the problem...& the source is most often impossible to identify. I always recommend my clients follow up with a second test 30 - 60 days after an initial "good" retest is recorded. Even if those subsequent tests are absent for bacteria...your annual recommendation is spot on, specifically because problems like this can reappear all of a sudden - for no reason. The one thing to remember about well water...it is "everchanging".
The bacteria problem should be rectified before dealing with the radon...specifically if GAC is going to be installed because the carbon will provide a condo complex for the bacteria colonies to thrive in.

All...this is great...yes Matt- very helpful...they are not using a carbon system for the radon in the water but a higher end system...but the re-testing I may just give them as a closing present for 2 months hence! thanks
In Alberta, we get a full chemical analysis and the bacteria test on well water samples. We don't even test for Radon in our homes. And yes good idea to use an agent that knows and understands acreage living!!

Ginny water problems can be tough to fix some times, especially after the house has been vacant that long. To top it off, if the financing is being backed by FHA distances between well, septic, drain fields, and property lines all so play a big part.
