I'm trying something new tomorrow (Saturday).  Traditionally in my area (The Upstate of SC) Open Houses have been done on Sunday.  I'm holding an Open House on one of my listings on Saturday.  Has anyone else tried this approach to an open house?  If so, I would love to hear how the results have been. 

I will get back with everyone here on Active Rain and let you know how it went.

Sheri,  I do a lot of " Opens " and hold them at the drop of a hat.  Morning, mid-day, afternoon and evenings.  I consider them an extension of " floor time " and part of the numbers game.

Hi Sheri, open houses can be anytime here.  Most are on the weekends...Saturdays and Sundays but others have tried after work hours.  Brokers opens are popular as well.  Good luck with yours!!

Sheri,

Quite a few agents in my office have switched from Sunday to Saturday open houses.  The majority feel that once football season rolls around, you cannot get men out of the house to look at houses on Sundays.  They're having a lot more success with the Saturday opens and are getting really good traffic.  Good luck and just remember.....the most important thing at an open house is to be careful and trust your instincts!!!!!!!!!!!

I do quite a few opens on Saturdays and seem to get more than Sundays. One thing I have done a few times is have an open house on a Wednesday evening when people are on their way home. Less open house competition and a surprisingly good turn out. Going against the grain is often a lucrative thing! Let us know how it goes and have fun!

Hi Sheri,

The other thing you might want to think about is having a progressive open house on one day.  I have heard of agents have a great success with them and you can make a couple sellers happy in one day, instead of spreading your time out over multiple weeks.  How it works is that you have one house open from 11am-1pm, next one from 1-3pm, then one from 3-5pm.  You get the idea.  Not only do you satisfy multiple sellers in one weekend, but you can also run a single ad with a bunch of open homes together, which may bring more traffic in itself.

For finding motivated buyers, weekday evenings seem to produce the best results for me.  If a buyer is truly serious about moving and are interested in the home, they'll stop in on the way home from work.  It eliminates a lot of the "lookers" I often see on the weekends.

Sheri, in our area we do Open Houses both Saturday and Sunday. But God forbid you do them when the Cowboys are on TV. Talk about a dead open house!

I've done open houses on both days for quite some time.  Not a real difference between the two days, I'm done now for awhile because of the holidays though.

Saturday's work great too!  Weekdays can be great as well.  It just depends.  Do a lot and your chances for success increase!
